Research terms and scope

Terrain Research organizes property information to support better questions and decisions. A request form is an inquiry. It does not order a paid report, establish an agency relationship, or replace a written agreement.

Confirm the assignment first

Before paid work starts, the property, intended use, research questions, scope, deliverables, any fee, and timing are confirmed in writing. Field visits, drone reconnaissance, specialist investigations, and market analysis are included only when expressly agreed. Availability and the depth of available public records vary by location and property.

Understand the evidence

A Terrain Snapshot is a preliminary screening. A Terrain Brief is a deeper review within its agreed scope. Reports distinguish documented evidence, mapping observations, concerns, and open questions. Public records and mapping may be incomplete, out of date, inaccurate, or inaccessible. An unavailable record is not proof that an issue does not exist.

Important limits

Research is not a boundary survey, title opinion, appraisal, engineering study, environmental assessment, wetland delineation, flood determination, septic evaluation or approval, or permit. It does not guarantee legal access, buildability, development potential, permitted use, value, financing, or suitability. Material questions require the relevant records, agencies, and qualified professionals. A field visit or drone flight is not implied unless it is documented in the scope and report.

Review before relying on a report

Internal research drafts and AI-assisted material are not approved client reports. Final release requires human review. Read the report’s date, sources, limitations, unresolved questions, and agreed scope before using it. Changes in regulations, records, site conditions, or plans may require additional work.
